That number stays with me, because of something I keep noticing:
Around 70% of buyers are also sellers.

The person scrolling listings late at night usually already owns a home. That browsing isn't the start of a purchase. It's the quiet start of a move.

And a move is two hard things at once — buying and selling in parallel.

So the buyer's questions don't go away. A second set stacks on top. What's mine worth? Could I bridge the two? What if I sell before I've found the next place?

That's usually the exact moment portals go quiet — right where it gets heaviest.

I see it as the biggest opportunity they have.

The step from a neutral listings board to something far more valuable runs straight through that moment: a portal willing to go deeper and take real responsibility not just for the buyer, but for the seller too. To make the whole move feel handled — not just posted.

That's what turns a place you browse into a place that helps you decide.

Late night browsing is definitely more about managing anxiety than just looking for a new kitchen. If a property portal can shift from being just a wish list to a tool that actually gives people certainty it'll completely change the game.
